Sales success for Elan in Congleton

New homes in Congleton are in demand with the equivalent of a home a week sold at Oak Grange so far this year.

The site, on Back Lane, was one of two in Cheshire acquired from administrators following the collapse of Stewart Milne Homes North West England (Developments) Ltd last year.

Site and sales teams were quickly established to resume construction of the homes and re-open sales centres, with each of the developments rebranded and renamed.

The final few homes are now on sale at Birch Grange in Hooton, while at Oak Grange more than a dozen homes have been sold in the first quarter of 2025.

Elan regional sales and marketing director Marie Morris said: “Our new homes in Congleton have been proving popular since we launched last summer, and we’ve seen a solid sales rate so far this year. This has in part been fuelled by people who wanted to move before the stamp duty rates changed. It was also triggered by people with a house to sell being sold subject to contract starting to look for their next home. Factor in the competitive price of our homes at Oak Grange and the ease of living and lower energy bills new build homes offer compared with older properties and it’s no surprise we’ve seen a surge in enquiries and sales.”

Data from the Office of National Statistics* suggests the average price of a detached home in Cheshire East was £482,000 in February 2025. At Oak Grange Elan has five-bedroom detached homes available from £479,995.

Current prices at the development start from £279,995 – below the average house price in Cheshire East, according to ONS figures.

Oak Grange is home to a range of purchasers including families and downsizers, locals and those relocating from other parts of Cheshire and beyond.

“Oak Grange is a great option for a range of buyers, particularly second steppers or growing families in search of extra space,” Marie added.

“Data from 2023** suggests it would cost more than £73,000 to upgrade a three-bedroom semi-detached house in line with a new home. Given the cost of materials and labour have increased since then, the real bill is likely to be much higher. Plus, the headline figures don’t take into account the inconvenience of either having to live around the works or move elsewhere during major renovations.

“Factor in that heating, lighting and hot water bills in a new home are likely to be 50% lower*** than in an older property and the savings soon mount up. Plus, there’s also the chance to save on agent’s fees and effectively have a guaranteed cash buyer as we’ll consider taking a customer’s current property in part exchange.”

Elan’s new homes in Congleton are being built less than 10 minutes’ drive from Congleton town centre, where there’s a choice of independent, high street names and other essentials including pharmacy and supermarkets.

The homes are also in the catchment area for well-regarded schools and in a location with good commuter links via road or rail. The train station is around a 10-minute drive away, while Manchester Airport can be reached in around 30 minutes by car. The new Congleton Link Road offers easy access to the M6, with Macclesfield, Stoke-on-Trent, Northwich, Chester and Manchester all accessible by car in an hour or less.
