Being delivered by housing specialist , the development will bring forward 309 new homes for the area thanks to funding from the East Midlands Combined County Authority’s (EMCCA) brownfield funding programme.
Following extensive clean-up works, the scheme is now set to breathe new life into the former FlowServe factory site, delivering a diverse mix of high-quality homes for Platform Housing Group along with open-market sales.
Working on behalf of Platform Housing Group, Lovell will provide 138 affordable homes, representing almost 45% of the total development, demonstrating a strong commitment to addressing local housing needs. These include 77 homes for affordable rent, 31 for rent to buy, and 30 for shared ownership, ranging from one- to four-bedrooms, including houses and maisonettes.
Lovell will also be offering 171 homes for homebuyers, comprising a mix of one- to four-bedroom houses and maisonettes, as well as five bungalows. The public space will also be improved to include a children’s playground and extensive tree planting.
Beth Bundonis, regional managing director at Lovell in the East Midlands, said: “Bringing forward new communities and transforming formerly underused sites like the old FlowServe factory is what we do best, so we’re so pleased to see strong progress at Balderton Rise.
“Securing this landmark funding is a major milestone for Lovell, marking our first collaboration with the East Midlands Combined County Authority and unlocking the fantastic potential of this well-connected brownfield land. Its prime location in Balderton offers greater choice for local house hunters seeking modern, efficient homes with easy access to cities like Nottingham and Lincoln, as well as London.
“We are proud to partner with Platform Housing Group to deliver a substantial proportion of these much-needed homes as affordable options to help support local housing demand. Our commitment also extends to incorporate sustainable construction methods, ensuring we create an environmentally responsible development that considers the needs of the community now and into the future.”
Built with sustainability in mind, all affordable homes will be gas-free using air source heat pumps (ASHPs), and Lovell open market homes will be equipped with solar panels and electric vehicle charging.
Michael Baggett, director of land and partnerships at Platform, said: “We are thrilled to see how things are progressing on site at Balderton in Newark, working in partnership with Lovell.
“These new homes will help us continue to make strides in our commitment to tackling the housing crisis, and the development of 138 affordable homes is testament to partnership working. Together, Platform and Lovell are working to create sustainable communities, ensuring that people and families have access to a safe, affordable place to call home.”
Mayor of the East Midlands, Claire Ward, said: "I am kick-starting a homebuilding revolution in the East Midlands. It is vital that we invest in new homes in our communities to help address housing shortages.
“This scheme in Balderton is one of many that are bringing under-used sites back to life with environmentally friendly homes that will be fantastic to live in. Through our bold Vision for Growth, we are setting out our ambition to build 52,000 new homes - so this is just the first step in unleashing the potential of brownfield regeneration in the region."
This significant win represents a major step forward for Lovell in this region, signifying its commitment to delivering large-scale, sustainable developments in the area. The project has been a key focus for the team and its partners, making this funding approval a particularly momentous occasion.
