The new development on Longsdon Way, Caterham, will bring 42 high-quality, energy-efficient affordable homes to the heart of Surrey, meeting the needs of local residents. Croudace previously promoted the site through the Tandridge Local Plan, and was deemed, through the Green Belt Review, that the site did not sufficiently meet all the definitions of the Green Belt and was defined as an ‘anomaly’.
The 9.81 acre greenfield site will be a mix of apartments, maisonettes, semi-detached and terraced properties. It will comprise a mixture of shared ownership and socially rented properties, alongside a new play area, walking trail and community orchard. The majority of the site will be retained as open space and managed to enhance the existing calcareous grassland on-site. This will improve biodiversity and wildlife habitat areas.
The new affordable housing delivered onsite will be offered in the first instance to residents with a local connection, to ensure the community benefits from the new homes available.
Matthew Norris, Managing Director at Croudace comments: “The development will provide much-needed affordable homes in an area currently experiencing high demand and a low supply of properties. There are currently over 1,800 families or individuals on the Council’s housing register waiting for a home, which highlights a critical undersupply. With our offices based in Caterham, we are invested in the local area, and this development further demonstrates our commitment to providing high-quality homes for communities in the region.”
The site is located just a short distance from Caterham town centre, with easy access to local services, including a nursery, primary schools, and multiple secondary schools. Caterham railway station is also nearby, accessible on foot or by bicycle, with services running to and from London Bridge.
Croudace Homes currently has more than a dozen live developments, ranging from larger sites such as the 830-home Hermitage Park on the edge of ancient woodland in Maidstone, Kent, and 600-home mixed-use scheme Willowbrook Park in Didcot, Oxfordshire, to more boutique developments such as Wisteria Gate in Romsey, Southampton.
